Management Company Update

The Uffens’ HOA Board has contracted with a new property management company, Community Solutions , effective May 1st. All owners should have received a letter from Community Solutions announcing the change. Recent changes within Cirrus properties, including letting go of our manager, Mark, caused our board to examine whether or not Cirrus was going to be able to meet our needs. We felt that we needed to have a more proactive management company, and we believe Community Solutions will be that company!

Community Solutions is in the process of setting up a new web site for us. They will be sending out newsletters to all owners on a regular basis; I’m hoping to have the first edition out before the end of May.

We’re planning on a community spring cleaning/planting get-together that will provide an opportunity for owners and renters to meet each other and to meet our new property managers.

As a board we have tried to be attentive to maintenance and repairs issues in our building while trying to stay within our budget. Over the past winter we have had to repair several roof leaks. We anticipate that we will have to redo the entire roof over a period of several years. Fortunately the design of the roof allows us to do this in sections . We will be getting bids from 3 roofers this spring before we proceed.

We continue to work on the waste removal and recycling challenges. The schedule has been changed to include a pick-up on Saturday to deal with the large volume of garbage in the bins over the weekend, and we have eliminated the pick up on Wednesday for now. We have been exploring the possibility of getting an additional bin to handle recyclable materials.

When the weather patterns stabilize and spring arrives, we will be contracting to have someone wash the exterior windows, with the exception of the deck window which is the responsibility of the home owner.

Building Repairs

In keeping with the spirit tradition, the door on the parking level has, unfortunately, yet predictably, failed to perform it's task of opening and closing. It's uncertain why this is a recurring event. Is it just a consequence of high traffic? Abuse? Neglect? Sabotage? The cause is a mystery, although it does seem to happen more in the colder months.

This last weekend the lock failed completely and the door could not be opened from either side. It was fixed the next day, but it had been getting progressively worse for weeks. This is a good time to remind everyone to be proactive with building maintenance and repairs.

It's up to us as residents to call Cirrus at the first sign of a problem. Don't assume someone else already has. A dozen calls is better than no calls.

If you've noticed anything around the building that needs inspection, please contact the management committee or call Cirrus. Useful Contact info has been posted on this blog. Let's use it! Thanks to everyone.

HOA Fee Increase & Smoking reminder

Effective January 1, 2011 our monthly HOA fees will be going up. Please contact Cirrus Properties at 801.290.2062 if you have not been notified of your new monthly fee.

If you use Impact Payment, your amount will automatically be updated unless you call Cirrus and instruct them differently. If you use bill pay through your bank, you will need to change your payment amount.

As a reminder, Uffens Marketplace is a smoke free community. Smoking is not allowed inside the units or the common areas with the following exceptions:

•Balconies of owner-occupied units until May 2014
•Balconies of rental units until current lease ends or May 2014 (whichever is sooner)

First offense: $25.00
Subsequent offenses: $100.00
